As a trusted advisor to CVC Capital Partners, we partnered with the private equity firm on its renewal and expansion at 712 Fifth Avenue.Uncovering theopportunity to extend their existing 43rd floor space with 20,000 SFonthe 42nd floor allowed for growth in contiguous space. This success lead directly to an opportunity to support one of CVC’s recently acquired investment, consulting firm AlixPartners. CBRE moved AlixPartners fromits home at40 West 57th Street into a similarly sized, but more efficient space at 909 Third Avenue, resulting in more than enough room for expansion and $25 million in savings.

Facing three clients with independent objectives, we were able to leverage unique insights in the financial services market to set up a triple play that secured value for all players. GLG Partners came to us looking for growth and had its eye on specific high-end buildings; CyrusCapital Partners desired built space that allowed for expansion, with minimal upfront investment; and a confidential Hedge Fund client had high hopes to move but faced challenges with its set of space requirements and current lease obligation.

By creating a complex and creative set of transactions, we solved for each client’s needs in one cascading process. We uncovered a hidden floor for GLG at 390 Park Avenue and got the firm out of its remaining obligation with no additional cost so they could move immediately. Cyrus Capital was relocated from the hidden floor into ideal, move-in condition space at 399 Park Avenue, achieving room for growth along with a headache-free moving process. By securing Cyrus as the new tenant, the team was able to get the confidential client out of its obligation at 399 Park Avenue and relocate the firm into space that surpassed its requirements at 767 FifthAvenue. After all the moving pieces were shifted into place, CBRE was left with three extremely satisfied clients.

When it seemed like there were no options in sight, CBRE was there to uncover them.

One year into a search for new space, TimesSquare Capital continued to be disappointed. The firm was about to abandon the hunt and resign to leasing space in its current building, 1177 Avenue of the Americas, when they partnered with CBRE.

TimesSquare signed a ten-year lease at 7 Times Square in a complex multi-party transaction—two tenants were downsized and relocated to different floors in the building, one replacing the other, and Ownership happily signed a new full-floor tenant. The creativity and insight brought to the table, along with our propensity to partner with multiple parties to achieve a higher goal, resulted in value creation for all four parties.
